Five years ago, my office admin called me to let me know she had a guy on the phone that had been looking for me and she was going to transfer him.  He gave me his name and told me he needed someone to help him get his parents’ house sold.  It had been listed multiple times before and I had twenty minutes to come up with an idea on how I was going to sell it and pitch him or he was moving on to the next agent.  Oh good…he’s one of those.  This is going to be a good time.  <\/p>\n

I looked up the house.  It was on 10 acres, off a dirt road, with a big new development going in below it.  That not ideal, but it is workable.  It also had solar panels that were not paid off and a reverse mortgage and they need to net at least $400,000 to make the move to Texas to be near their family.  This just keeps getting better.<\/p>\n

I met with the sellers.  I walked the property with them.  I could not believe the amount of upkeep this place required.  He was the neighborhood road dozer.  This man, in his mid 80’s, maintained the dirt road through the snow and mud all winter long.  He cleared the main road and their exceptionally long driveway.  Every time there was inclement weather, her Subaru would have to make it through places the road washed out.  Once they made it through the mud, they would have to navigate the snow and icy roads coming off the hill to make it into town.  Their main roads were some of the last places to be plowed.  In the summer, he would have to clear fire breaks.  They had a large wood deck that needed annual maintenance.  Their kids and grandkids were all in Texas.  They did not have anyone to call to help them with all of this.  <\/p>\n

They were the sweetest couple you could ever meet.  She was sharp and totally on it.  He was so chatty and I loved hearing all of his stories.  To make sure I was fit for the job, he lined some cans up on the deck rail and made me shoot them with a pellet gun.  I knew then, we were kindred spirits.  We talked about his horse racing days and how he’s the area’s horse whisperer, but I had to swear I wouldn’t tell anyone.  <\/p>\n

They had recently spent tens of thousand of dollars refacing a kitchen with outdated cabinets and really outdated Corian countertops.  They spent a fortune on solar panels, which are also not a selling feature in our area.  <\/p>\n

We increased the price and listed higher, so we could net what were needed to.  We made sure to do walkthrough videos and draw attention to the dirt road, to minimize showings for people that didn’t like the floor plan or the fact it was on a dirt road.  It didn’t take us very long to get an offer.  We set them up with an agent in Texas.  She took great care of them and got them settled in, near their family with a smaller house and manageable yard.  They have been loving it.  <\/p>\n

What downsizing actually means<\/span><\/p>\n

Downsizing is moving out of a house that no longer fits your life and into one that does.  Usually that means fewer rooms, less upkeep, lower costs.  Sometimes, it just means one floor instead of two, or a community instead of a cul-de-sac.  <\/span><\/span><\/p>\n

The word sounds like subtraction. Almost nobody who has done it describes it that way afterward. They gave up rooms they were not using. They got back their weekends, their money, or their people.<\/p>\n

A life transition is the change itself. Retirement, widowhood, a diagnosis, a divorce, a grown child who finally, actually left. Downsizing is one of the decisions a transition can gift you.<\/p>\n

Everyone who downsizes is somewhere inside a transition, but not everyone in a transition needs to downsize.<\/p>\n

The four kinds of reasons<\/h2>\n

I have been asking people why they are selling for twenty-five years. There are typically four answers.<\/p>\n

You are moving toward something you want. You are moving away from something that got hard. Something happened. Or the numbers stopped working.<\/p>\n

Which one you are in matters more than the reason itself. It changes how fast you should move, how much you should test first, and whether moving is even the answer.<\/p>\n

Most people have reasons from two categories. Almost nobody says both out loud.<\/p>\n

Moving toward something<\/span><\/h1>\n

1. You want a smaller life in the good sense<\/h3>\n

You’re tired of raking leaves, hiking up the stairs, dusting rooms you never use.  You’re ready for less house, less upkeep, less of your week spent maintaining a place instead of living in it.<\/p>\n

People hear smaller and think loss. Most of the people I have moved describe the opposite. They gave up rooms they were not using and got back their Saturdays.<\/p>\n

Wanting this for yourself is enough; you don’t have to wait for something to be wrong before you make a move.<\/p>\n

2. The house will not let you leave it<\/h3>\n

You have the time now. You have the money and every trip you take starts with two phone calls, a mail hold, and someone to check on things.<\/p>\n

You are ready to just turn a key and go. You come back and nothing needs you. That is not a fantasy, it is a category of housing, and it is why lock-and-leave sells the way it does.<\/p>\n

3. Your grandchildren are growing up in photographs<\/h3>\n

You see them on a screen. You get a forty second video of the recital or the home run, after the fact.  <\/p>\n

There is a difference between visiting your grandchildren and being in their life, and you already know exactly what that difference feels like.<\/p>\n

Moving closer is the most common reason people cross state lines after sixty-five. <\/p>\n

4. Nobody has knocked on your door in a year<\/h3>\n

The street filled up with people who leave at seven and come home at six. The ones you knew are gone.<\/p>\n

You are not lonely exactly. You just cannot remember the last unplanned conversation you had.<\/p>\n

Here is what surprises people about community living. It is not the pool or the clubhouse. It is walking to the mailbox and having it take twenty minutes because three people stopped you.   Having calendar full of activities to look forward to is invaluable.  Human connection is so important.  <\/p>\n

5. You want your Saturdays back<\/h3>\n

Nothing about the house is unmanageable. It is just endless.<\/p>\n

The gutters, the filter, the thing in the garage you have moved four times without dealing with. You handle it, every weekend, and you have started to resent a house you used to love.<\/p>\n

Imagine calling one number when something breaks.  Living in a low maintenance community gives you time to spend on what you want to do, not on projects that keep piling up.  <\/p>\n

6. You would rather spend it on your life<\/h3>\n

You can afford the new furnace; that is not the issue.<\/p>\n

The issue is standing there writing the check and thinking about what else that money could have been. A trip. A year of something. Help for a kid who needs it now, not later.<\/p>\n

At some point maintaining an asset stops feeling like responsibility and starts feeling like waste.<\/p>\n

7. You saw a place and something in you said yes<\/h3>\n

You were not shopping. You went with a friend, or you visited a town on a trip, and you had a reaction you were not expecting.<\/p>\n

Trust that enough to go back. Do not trust it enough to sign anything.<\/p>\n

The people who are happiest a year later are the ones who tested it. Rent for a season. Stay two weeks. Go in February, not in May.<\/p>\n

Moving away from something<\/h2>\n

8. You live on one floor of a two-story house<\/h3>\n

You do not call it that. You say the house is too big.<\/p>\n

But the upstairs has been closed since spring. You sleep in the den now. Somebody brought a bed down and nobody has mentioned it since.<\/p>\n

This is the most common unspoken reason on this list. There is nothing sad about a house that is all on one level. There is something sad about half a house you are still paying for.<\/p>\n

9. There are doors you have not opened this month<\/h3>\n

Count them. In most homes of people over seventy the answer is somewhere between two and five.<\/p>\n

You are heating them. Insuring them. Paying property tax on them. Cleaning them a few times a year for guests who no longer come.<\/p>\n

A smaller place is not a compromise when every room in it gets used. That is the part nobody tells you.<\/p>\n

10. The garden stopped being yours<\/h3>\n

You planted it. For thirty years it was one of the things people knew about you.<\/p>\n

Now you get through half of it and have to sit down. You hired someone last spring and they did it wrong, and you said nothing, because saying something would have meant admitting you needed them.<\/p>\n

It is not the work. It is that the garden used to be who you were, and now it is a reminder.<\/p>\n

You can have a small one. Raised beds you can reach standing up. Same hands, less grief.<\/p>\n

11. Things are broken and you have stopped calling anyone<\/h3>\n

The gutter. The fence. The step that moves. The faucet you turn a particular way.<\/p>\n

Any one of them is nothing. Four at once is a message, and you are the one it is addressed to.<\/p>\n

Deferred maintenance is almost always the first visible sign a house has outgrown its owner. It is also the thing buyers price hardest, which is a good reason to deal with it while it is still four items and not fourteen.<\/p>\n

12. You outlived your street<\/h3>\n

The Hendersons sold. The Petersons died. The house on the corner has been a rental three times.<\/p>\n

You still know the street. It no longer knows you.<\/p>\n

Nobody warns you about this one. You expect to lose people. You do not expect to lose the place while you are standing in the middle of it.<\/p>\n

13. The house is too quiet<\/h3>\n

Not too big. Too quiet.<\/p>\n

It was built for a family. It is holding one person. The rooms are all still furnished for a life that is over, and you eat standing up at the counter because sitting down at that table is worse.<\/p>\n

The move is not about square footage. It is about wanting the evening to sound like something.<\/p>\n

14. You are afraid of falling and you have not told anyone<\/h3>\n

You hold the rail with both hands now. You stopped going in the basement. There is a chair in the shower and you did not mention it to your daughter.<\/p>\n

You are not being dramatic. You are being careful, and being careful is costing you rooms.<\/p>\n

Here is what people say after they move somewhere without stairs. Not relief. Something closer to being allowed to stop paying attention.<\/p>\n

Here is mine, and it is the only thing on this page I would call a rule. Unless money forces your hand, do not make a permanent decision in the first six months. Not because you are fragile. Because grief is a terrible negotiator, and you will live with this choice long after everyone stops calling.<\/p>\n

16. You are starting over later than you planned<\/h3>\n

Divorce at sixty-eight is not divorce at thirty-eight. One household becomes two, the runway is shorter, and half of what you built has to be counted and split.<\/p>\n

Nobody prepares for this because nobody plans for it.<\/p>\n

What I will tell you is that the people who do this well decide what they want the next ten years to look like before they decide what to do with the house. In that order. It matters.<\/p>\n

17. The diagnosis changed the questions<\/h3>\n

Yours or his. Either way, the appointment ended and you drove home and the house looked different from the driveway.<\/p>\n

Stairs mean something now. Distance to the hospital means something. The bathroom means something.<\/p>\n

You do not have to decide anything this week. But this is the window where you still get to choose, and that window is worth more than most people realize while they are standing in it.<\/p>\n

18. Someone fell<\/h3>\n

Three days in the hospital. Then a discharge planner says she cannot go home to a two-story house alone, and a family that had years to plan this has about seventy-two hours.<\/p>\n

That is how most fast moves happen. Not a decision. A hallway.<\/p>\n

If you are reading this before the fall, you are in the best position anyone in this situation ever gets to be in.<\/p>\n

19. Nobody is coming back<\/h3>\n

Not college. Not the summer they moved home for a while.<\/p>\n

The moment you understood that the bedrooms are museums now, and the reason you bought this house finished some time ago, and you have been maintaining a monument.<\/p>\n

There is a good version of this feeling. The job is done. You did it. Now the house can be about you.<\/p>\n

20. You watched it happen to someone else<\/h3>\n

Your friend’s mother. The scramble. The siblings who stopped speaking. The place they picked in four days because it had a bed.<\/p>\n

You drove home and thought, not my kids.<\/p>\n

That decision, made calmly, five years early, is the single best reason on this page. Everyone who makes a move this way ends up glad. I have never once seen it go the other direction.<\/p>\n

The numbers changed<\/h2>\n

21. It is paid off and it still takes a thousand a month<\/h3>\n

You did everything right. You made the last payment years ago and there was supposed to be a feeling attached to that.<\/p>\n

Then the insurance went up. Then the taxes. Then something broke.<\/p>\n

The hard part is not the money. It is that you cannot say any of this to your children without it sounding like you are asking them for something.<\/p>\n

You are allowed to convert an asset into a life. That is what it was for.<\/p>\n

22. The house has been the plan all along<\/h3>\n

For most people it is the largest thing they own and the plan always assumed it would eventually turn into money.<\/p>\n

The only real question was when.<\/p>\n

Selling on your own timeline, in a season you chose, having done the work first, is worth a great deal more than selling in a hurry. That gap is usually larger than anything you would gain by waiting for a better market.<\/p>\n

23. It was not really the roof<\/h3>\n

Eighteen thousand dollars. You could have paid it.<\/p>\n

You stood in the driveway with the estimate and felt something you did not expect, which was that you did not want to. Not could not. Did not want to.<\/p>\n

That is the moment most people actually decide. The repair only gave it a date.<\/p>\n

24. You want to watch them open it<\/h3>\n

Some people sell so they can help with a down payment now, or pay for a grandchild’s school now, while they are here to see it.<\/p>\n

There is a whole different feeling to giving something and being in the room for it. Nobody gets that from a will.<\/p>\n

Talk to a CPA before you do it. There are ways to do this that cost the family money and ways that do not.<\/p>\n

25. Care is coming and it has to be paid for<\/h3>\n

If in-home help, assisted living, or memory care is anywhere on the horizon, the house is almost always where the money comes from.<\/p>\n

Selling before you need to is cheaper than selling because you do. It is also the difference between choosing a place and taking the one with an opening.<\/p>\n

You are not being morbid. You are buying yourself options.<\/p>\n

The question that matters more than the reason<\/h2>\n

Ask yourself this before you talk to anyone who sells houses. Including me.<\/p>\n

If the reason you just gave me were solved tomorrow, would you still want to go?<\/p>\n

If the stairs disappeared. If the yard were handled. If someone else paid for the roof. Would you stay?<\/p>\n

Some people say yes right away. They should probably stay and fix things.<\/p>\n

Some people say no before I finish the sentence. And that answer tells them what they had not admitted yet, which is that the house was never the problem. The life inside it was. No amount of renovation fixes that.<\/p>\n

Neither answer is wrong. But making a decision this size without knowing which one you are is how people end up moving twice.<\/p>\n

What your reason changes<\/h2>\n

Moving toward something? Take your time. Rent first. Visit in the worst month, not the best one. You have the luxury of choosing well, so use it.<\/p>\n

Moving away from something? Find out what it would cost to fix. Sometimes a stair lift, a first-floor bedroom and a standing yard service solve the whole thing for a fraction of what moving costs. Sometimes they do not. You need to know which before you list anything.<\/p>\n

Something happened? Slow down everything that can be slowed. Get help with what cannot. Very little of this is as urgent as it feels on day three.<\/p>\n

Money? Calculate what it costs you to stay before you calculate anything else. Almost nobody has actually run that number, and it surprises people in both directions.<\/p>\n

Common questions<\/h2>\n

What age do most people downsize?<\/h3>\n

There is no single age. The pattern I see is a first move between sixty-five and seventy-five, made by choice, and a second move after eighty, made by necessity.<\/p>\n

People who move in the first window choose. People who wait for the second one usually do not get to.<\/p>\n

Is downsizing worth it financially?<\/h3>\n

Usually. Not automatically.<\/p>\n

On one side: freed equity, lower taxes, lower insurance, lower utilities, no more repairs. On the other: transaction costs, moving costs, HOA fees, and the fact that smaller and newer often costs more per square foot than larger and older.<\/p>\n

In some markets people are startled to find the smaller home costs nearly what the big one sold for. Run your own numbers.<\/p>\n

How do I know when it is time?<\/h3>\n

It is rarely one event. It is several things pointing the same direction at once.<\/p>\n

Rooms you have stopped entering. Repairs you have stopped calling about. Stairs you have started avoiding. And a quiet sense that the house takes more than it gives back.<\/p>\n

Should I downsize before or after I retire?<\/h3>\n

Sooner is easier than later, and that is not a sales line.<\/p>\n

Moving is physically hard and emotionally harder. Every year you wait, you have less of both to spend on it, and fewer choices about where you land.<\/p>\n

What if my spouse and I disagree?<\/h3>\n

Extremely common, and it is almost never about the house.<\/p>\n

Usually one of you is grieving what leaving would mean and the other is afraid of what staying will cost. Say those two things out loud to each other. It gets further than another conversation about square footage.<\/p>\n

What do I do with everything?<\/h3>\n

This is the part that stops people cold, and it deserves more room than I have here.<\/p>\n

The short version: skip the three-pile method, it fails for people who cannot discard. Do not start in the garage. Do not start with the photographs. And measure the new place before you decide about a single piece of furniture, because the tape measure will make most of these decisions for you.<\/p>\n

Should I sell first or buy first?<\/h3>\n

Depends on your market, your financing, and how much uncertainty you can live with.<\/p>\n

What I will say is that most people rule out renting for a year without ever considering it, and it is frequently the lowest-risk path available.<\/p>\n

Is it normal to feel terrible about it?<\/h3>\n

Yes. Grieving a house is real grief and it does not mean you chose wrong.<\/p>\n

It usually shows up two or three weeks after the move, not during. Most people are through it in a few months. If you are not, that is worth paying attention to.<\/p>\n

Where to start<\/h2>\n

If you recognized yourself in the first seven, start with what you actually want the next ten years to look like.<\/p>\n

If you recognized yourself in the middle section, start by finding out what it would cost to fix the thing that is bothering you. The answer might be stay.<\/p>\n

If it is money, start with what staying costs.<\/p>\n
