house sold. &nbsp;It had been listed multiple times before and I had twenty minutes to come up with an idea on how I was going to sell it and pitch him or he was moving on to the next agent. &nbsp;Oh good&#8230;he&#8217;s one of those. &nbsp;This is going to be a good time. &nbsp;<\/p>\n<p class=\"mt-3 -mb-1 text-[1.125rem] font-bold\" dir=\"ltr\" data-sourcepos=\"15:1-15:34;630-663\">I looked up the house. &nbsp;It was on 10 acres, off a dirt road, with a big new development going in below it. &nbsp;That not ideal, but it is workable. &nbsp;It also had solar panels that were not paid off and a reverse mortgage and they need to net at least $400,000 to make the move to Texas to be near their family. &nbsp;This just keeps getting better.<\/p>\n<p class=\"mt-3 -mb-1 text-[1.125rem] font-bold\" dir=\"ltr\" data-sourcepos=\"15:1-15:34;630-663\">I met with the sellers. &nbsp;I walked the property with them. &nbsp;I could not believe the amount of upkeep this place required. &nbsp;He was the neighborhood road dozer. &nbsp;This man, in his mid 80&#8217;s, maintained the dirt road through the snow and mud all winter long. &nbsp;He cleared the main road and their exceptionally long driveway. &nbsp;Every time there was inclement weather, her Subaru would have to make it through places the road washed out. &nbsp;Once they made it through the mud, they would have to navigate the snow and icy roads coming off the hill to make it into town. &nbsp;Their main roads were some of the last places to be plowed. &nbsp;In the summer, he would have to clear fire breaks. &nbsp;They had a large wood deck that needed annual maintenance. &nbsp;Their kids and grandkids were all in Texas. &nbsp;They did not have anyone to call to help them with all of this. &nbsp;<\/p>\n<p class=\"mt-3 -mb-1 text-[1.125rem] font-bold\" dir=\"ltr\" data-sourcepos=\"15:1-15:34;630-663\">They were the sweetest couple you could ever meet. &nbsp;She was sharp and totally on it. &nbsp;He was so chatty and I loved hearing all of his stories. &nbsp;To make sure I was fit for the job, he lined some cans up on the deck rail and made me shoot them with a pellet gun. &nbsp;I knew then, we were kindred spirits. &nbsp;We talked about his horse racing days and how he&#8217;s the area&#8217;s horse whisperer, but I had to swear I wouldn&#8217;t tell anyone. &nbsp;<\/p>\n<p class=\"mt-3 -mb-1 text-[1.125rem] font-bold\" dir=\"ltr\" data-sourcepos=\"15:1-15:34;630-663\">They had recently spent tens of thousand of dollars refacing a kitchen with outdated cabinets and really outdated Corian countertops. &nbsp;They spent a fortune on solar panels, which are also not a selling feature in our area. &nbsp;<\/p>\n<p class=\"mt-3 -mb-1 text-[1.125rem] font-bold\" dir=\"ltr\" data-sourcepos=\"15:1-15:34;630-663\">We increased the price and listed higher, so we could net what were needed to. &nbsp;We made sure to do walkthrough videos and draw attention to the dirt road, to minimize showings for people that didn&#8217;t like the floor plan or the fact it was on a dirt road. &nbsp;It didn&#8217;t take us very long to get an offer. &nbsp;We set them up with an agent in Texas. &nbsp;She took great care of them and got them settled in, near their family with a smaller house and manageable yard. &nbsp;They have been loving it. &nbsp;<\/p>\n<p class=\"mt-3 -mb-1 text-[1.125rem] font-bold\" dir=\"ltr\" data-sourcepos=\"15:1-15:34;630-663\"><span style=\"color: #000000; Almost nobody who has done it describes it that way afterward. They gave up rooms they were not using. You are moving away from something that got hard. Something happened. Most of the people I have moved describe the opposite. You come back and nothing needs you. Nobody has knocked on your door in a year<\/h3>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\" data-sourcepos=\"71:1-71:102;3392-3493\">The street filled up with people who leave at seven and come home at six. There is nothing sad about a house that is all on one level. There are doors you have not opened this month<\/h3>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\" data-sourcepos=\"113:1-113:95;5455-5549\">Count them. In most homes of people over seventy the answer is somewhere between two and five.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\" data-sourcepos=\"115:1-115:130;5551-5680\">You are heating them. Insuring them. Paying property tax on them. Cleaning them a few times a year for guests who no longer come.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\" data-sourcepos=\"117:1-117:104;5682-5785\">A smaller place is not a compromise when every room in it gets used. That is the part nobody tells you.<\/p>\n<h3 class=\"mt-2 -mb-1 text-base font-bold\" dir=\"ltr\" data-sourcepos=\"119:1-119:39;5787-5825\">10. The garden stopped being yours<\/h3>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\" data-sourcepos=\"121:1-121:81;5827-5907\">You planted it. You hired someone last spring and they did it wrong, and you said nothing, because saying something would have meant admitting you needed them.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\" data-sourcepos=\"125:1-125:93;6107-6199\">It is not the work. It is that the garden used to be who you were, and now it is a reminder.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\" data-sourcepos=\"127:1-127:89;6201-6289\">You can have a small one. Raised beds you can reach standing up. Same hands, less grief.<\/p>\n<h3 class=\"mt-2 -mb-1 text-base font-bold\" dir=\"ltr\" data-sourcepos=\"129:1-129:62;6291-6352\">11. The fence. The step that moves. You outlived your street<\/h3>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\" data-sourcepos=\"139:1-139:96;6790-6885\">The Hendersons sold. The Petersons died. The house on the corner has been a rental three times.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal\" dir=\"ltr\" data-sourcepos=\"141:1-141:51;6887-6937\">You still know the street. It is about wanting the evening to sound like something.<\/p>\n<h3 class=\"mt-2 -mb-1 text-base font-bold\" dir=\"ltr\" data-sourcepos=\"153:1-153:63;7430-7492\">14.
